Smoke Alarm Compliance Test
NSW law mandates that all rental properties must have working smoke alarms installed. These alarms need to be tested and batteries replaced every 12 months and at each change of tenancy. Additionally, smoke alarms older than 10 years must be replaced to ensure proper functionality. This test ensures compliance with fire safety regulations, protecting tenants and reducing the landlord's liability in case of fire incidents.
Blind and Curtain Cord Compliance Test
While not legally required in NSW, ensuring blind and curtain cords meet safety standards can prevent accidents, especially in homes with young children. Guidelines recommend that cords be secured or cut to prevent choking hazards. Regular testing ensures these cords meet safety standards, reducing the risk of accidents and protecting landlords from potential liability claims.
Water Efficiency Test
To pass on water usage charges to tenants, rental properties must meet specific water efficiency standards. This includes ensuring that all internal cold-water taps and single mixer taps for kitchen sinks, bathroom basins, and showerheads flow at a maximum rate of 9 litres per minute. Toilets must also meet water efficiency standards by having a dual flush function. This test is required at each change of tenancy to ensure compliance with the Residential Tenancies Act 2010, enabling landlords to legally charge for water usage.
Safety Switch (RCD) Compliance Test
Although not mandatory in NSW rental properties, installing and regularly testing safety switches (RCDs) is strongly recommended for tenant safety. RCDs protect against electric shock by cutting off the power in case of a fault. Regular testing ensures they work properly, offering a proactive measure that reduces the risk of electrical accidents and liability for landlords.
Window Safety Compliance Test
For any windows situated more than 2 metres above the ground, safety devices must be installed if the internal floor height is less than 1.7 metres from the window sill and the window can open more than 12.5 cm. These safety devices must be checked every 12 months and at each change of tenancy to ensure they restrict window openings and reduce the risk of falls. Compliance with this regulation helps protect tenants, particularly children, from fall-related injuries and keeps landlords in line with NSW safety requirements.
